How this list works

Rankings here are editorial. Nobody can pay to move up, and rule pages on this site are never affected by any partner. We have not run our own pricing tests, so we do not claim one tool earns you more than another. The order reflects published cost clarity, billing flexibility, channel coverage and how little you risk by trying it.

Flat fee or percentage?

What one listing costs at different incomes

A flat fee is the same every month. A percentage is cheaper on a slow listing and costlier on a busy one. For one listing, a 1% fee matches a $19.99 flat fee at about $2,000 a month in revenue.

The tools, ranked

1. PriceLabs

A flat per-listing fee means the bill does not move when a month is slow or busy, and the volume tiers make it the cheapest published per-listing price once you have more than a handful of listings.

BillingFlat fee per listing
Price$19.99/month for one listing, falling with volume: $14.99 each for listings 2–5, $12.99 for 6–15, down to $5.00 each past 250

ChannelsAirbnb, Vrbo and Booking.com directly; 160+ property management systems
Best forHosts who want a predictable monthly cost that gets cheaper as the portfolio grows
Worth knowing

It does not manage availability or calendars, so you still need a property management system or iCal sync for that.

Market Dashboard and Revenue Estimator Pro are paid add-ons, billed separately from Dynamic Pricing.

Prices shown are before sales tax.

2. Wheelhouse

Wheelhouse lets you pick the billing model, which is useful: a percentage costs less on a low-earning listing, a flat fee costs less on a high-earning one.

BillingPercent of revenue or flat fee
PricePro Flex: 1% of revenue ($2.99 monthly minimum). Pro Flat: $19.99 per listing per month ($16.99 at 10–49 listings). Custom pricing for 50+

ChannelsAirbnb directly; Vrbo and Booking.com through a property management system
Best forHosts who want the choice between paying a share of revenue or a flat fee
Worth knowing

The free plan is a market report and testing tool, not automatic pricing.

Percent-of-revenue billing means the cost rises with your income.

A separate Dynamic Sets plan is $12.99 per set per month.

Before you price

A tool cannot tell you whether you may rent

Pricing software sets rates for a listing that is already allowed. It does not check permits, owner-occupancy rules, night caps or taxes in your city. Look up your market first, then price it.
