Guide · Cost to run
What it costs to run an Orlando short-term rental.
Inside City of Orlando limits, renting a whole home for 1 to 29 days is not permitted. The legal route is a registered Home Share, where you live on site, and it costs $275 in the first year and $100 or $125 a year after that.
The short answer
Four things to know
| Whole-home rentals | Not permitted for 1 to 29 days This applies inside City of Orlando limits only. Unincorporated Orange County, Kissimmee and Osceola County, where many resort-area rentals sit, follow different rules. |
|---|---|
| Home Share registration | $275 first year, then $100 or $125 $100 a year if you live on the property and $125 a year if it is not owner-occupied. |
| Combined tax | 12.5% on guest stays 6% Florida sales tax, 0.5% Orange County surtax and 6% Orange County tourist development tax. |
| Penalties | Code enforcement, amounts not published on the city page Renting out an entire unit, leaving registration proof out of your listing, or misrepresenting your compliance are all finable. A secondary source reports fines from $250 a day, which we have not confirmed. |

Guest-paid, but it shapes your price
The tax stack on a stay
An illustration: 3 nights at $300 is a $900 rental price. At the combined rate, tax comes to about $112.50.
| Tax | Rate | On the $900 example |
|---|---|---|
| Florida state sales tax | 6.0% | $54.00 |
| Orange County discretionary sales surtax | 0.5% | $4.50 |
| Orange County tourist development tax | 6.0% | $54.00 |
| Total | 12.5% | $112.50 |
This is a simplified illustration on the base rental price. The state sales tax and county surtax are filed with the Florida Department of Revenue, and the tourist development tax is filed with Orange County. Platforms may collect some of these taxes on their bookings, so confirm what yours remits before you price.
